DOMESTIC REAL ESTATE AUCTION CONSULTING
BUSINESS 03
Support for Overseas Investors
From reviewing court documents and clarifying legal rights and acquisition risks to preparing bids and considering post-acquisition use. We explain Japan’s court-auction system and property information clearly for overseas investors.
INTRODUCTION
Auction properties cannot be judged
by price alone.
In a Japanese court auction, unlike an ordinary real-estate transaction, you must assess the property’s condition, legal rights and occupancy status before bidding based on documents published by the court.
You must also consider factors beyond the winning bid price, such as unpaid management fees and repair reserves, vacant possession after acquisition, repair costs and rental potential.
RERISE reviews auction documents and organizes the information needed for an investment decision. We present Japanese auction properties in a format that overseas investors can understand clearly.
We comprehensively review the public notice, property description, condition survey report, appraisal report and other court documents.
We organize legal rights, occupancy, unpaid costs, repair obligations and other acquisition risks.
We explain Japanese systems and technical documents in plain language.
