INTRODUCTION

About Real Estate Sales & Brokerage

Not just selling— we start by sorting out the property's issues.

An inherited home that remains unused, a building that has become difficult to maintain, or a property requiring costly repairs or demolition—every property has its own circumstances.

At Rerise Co., Ltd., we do not simply place land or buildings on the market. After reviewing the property's condition, rights, cost burden, and the owner's wishes, we propose options for sale, utilization, or disposition.

We look beyond the transaction itself to demolition, land grading, development work, administrative procedures, and coordination with external specialists, identifying one by one the factors that make a property difficult to market.

01 PROPERTY RESEARCH

Property Research

We review the condition of the land and building, rights, surrounding environment, and other relevant factors.

02 VALUATION

Sale & Utilization Proposal

We compare options beyond sale alone, including utilization and redevelopment.

03 ONE STOP SUPPORT

One-Stop Support

From brokerage and specialist coordination to demolition and land grading, we support the process through a single point of contact.

01 PROPERTY RESEARCH

We assess the property's condition and issues starting from the site itself.

A property's value and the best way to sell it are not determined by the building condition alone.

We review building deterioration, site shape, road access, boundary confirmation, and surrounding conditions to identify issues that may affect sale or utilization.

For vacant houses and properties left unmanaged for long periods, we compare options such as selling after repairs, selling as-is, or demolishing the building and selling the land.

02 SALES & UTILIZATION PLAN

From sale, utilization, or disposition, we identify the most suitable approach.

We present multiple options based on your goals and the property's condition.

Priorities differ by owner—such as “I want to sell quickly,” “I want to preserve the building as much as possible,” or “I want to reduce maintenance costs.”

We propose a realistic approach by considering not only price, but also the costs and time required for sale, management burden, and future utilization potential.

VACANT HOUSE SUPPORT

Support for Vacant Houses & Poorly Managed Properties

For properties that have become difficult to manage, we help move them toward their next use instead of leaving them unattended.

We organize the issues surrounding vacant houses and poorly managed properties, helping reduce the owner's burden and improve marketability.
01 MAINTENANCE

Management burden

Cleaning, garden maintenance, periodic inspections, and other responsibilities continue.

02 COST

Maintenance costs

Fixed asset tax, repair expenses, management costs, and other expenses may arise.

03 DETERIORATION

Building deterioration

Buildings left unused for long periods tend to deteriorate more quickly.

04 LEGAL MATTERS

Inheritance & ownership rights

Cases may require organizing co-ownership relationships such as inheritance registration and co-ownership shares.

OUR APPROACH

Before listing a property on the market, we identify factors that may hinder a sale. When necessary, we work with judicial scriveners, administrative scriveners, land and house surveyors, attorneys, and other specialists to address inheritance, registration, boundaries, and legal issues.

MODEL CASE / BEFORE & AFTER

A family home vacant for three years, with incomplete inheritance registration— supported all the way through demolition and sale.

This is a model case based on the type of consultation we may realistically receive, not an actual completed transaction. Conditions, costs, and timelines vary by property.

BEFORE 01

A wooden house over 40 years old.
It remained vacant for three years after inheritance.

Overgrown trees encroached on neighboring land, roof leaks had progressed, and inheritance registration was still incomplete. The owner did not know where to seek help.

AFTER 03

After demolition and land grading,
the property is sold as a vacant lot.

The assumed total cost for demolition and land grading is approximately ¥1.2 million for a 30-tsubo wooden house. The model assumes completion of a sale agreement in about four months after inheritance registration is completed.

03 CONSTRUCTION COORDINATION

Considering demolition and land-grading costs, we determine the appropriate sales method.

Uncertainty about construction costs can become an obstacle to selling a property.

For aging buildings and poorly managed properties, buyers may find it difficult to make a purchase decision when demolition or land-grading costs are unclear.

Rerise Co., Ltd. works with a First-Class Civil Engineering Construction Management Engineer to identify the work and costs required for demolition, land grading, site development, paving, and related work.

We compare selling the property as-is with carrying out construction before sale, and determine the method best suited to the property.

Demolition of existing buildings and structures

Land grading and site development

Removal of trees and remaining belongings

Improvement of access roads and parking areas

Sales planning that accounts for construction costs

CONSTRUCTION PARTNER / AFTER SUPPORT

We do not consider the job finished once the property is sold. Reliable support continues after the sale.

Beyond real estate brokerage, we leverage our in-house First-Class Civil Engineering Construction Management Engineer to make proposals that account for demolition, land grading, and site development.

We also maintain a network of partner demolition contractors and renovation companies, so you can continue consulting us about renovation or utilization after the contract.

FAQ

Frequently Asked Questions

Common questions about selling property and vacant houses

Q.

A.

We review the building condition and land conditions, then compare selling as-is, repairing before sale, or demolishing and selling the land.

Can I consult you about a vacant house located far away?

A.

After reviewing the property's location and condition, we explain the available support. Please start by sharing the property information with us.

Q.

Can I consult you even if inheritance registration has not been completed?

A.

Yes. When necessary, we coordinate with a judicial scrivener, organize the inheritance and registration status, and prepare the property for sale.

Q.

I am unsure whether I should demolish the building before selling.

A.

We review the building condition, demolition cost, and demand for the land, then compare an as-is sale with a post-demolition sale.

Q.

A.

We review the remaining items and explain the sale preparation process, including removal when necessary.

Q.

Can I consult you even if I have not decided whether to sell?

Does the seller have to pay the demolition cost?

A.

Because we compare selling as-is with selling after demolition, the method of bearing the cost is discussed and determined for each property.
